Scenario #1 – I recently closed a $1.9 Million commercial loan in San Bernardino. In spite of some credit issues and short term lease concerns I was able to arrange a 30 year loan, fixed for 5 years at 4.99%, then rolling over to an ARM with no balloon. All this at 65% LTV.
Scenario #2 – I closed a $750,000 3rd TD going behind $2.5 Million in 1st and 2nd TDs. And funded in just over a week.
Scenario #3: - I did a 89% Combined LTV 30 year fixed 1st and Line of Credit 2nd for a home owner with a less than perfect credit score. It should have been a hard money loan but I did it all at premium A paper rates.
